12 FAMILIES – ONE UNIQUE VACATION HOME

Concept

It’s quite simple. We bring together min. 7 families who all have a dream of a vacation home in Italy. We then purchase, refurbish and furnish a holiday home in a carefully selected destination within a carefully defined framework of location, price and interior design for each property type. When the home is completed and ready for occupancy, the home is handed over to the owners, and at the same time we find the last families so that the owners’ association consists of 12 families. We then act as the association’s administrators.

At CASA12, we take care of all the hassle. We have our own advisors who will be able to help with, for example, the taxes and property taxation that a co-owner of a home abroad will naturally encounter. As an owner, you are part of a shared home with predefined house rules. Everyone knows the rules and guidelines of the property before purchase. As an owners’ association, you will be able to adapt and change the house rules for the individual owners’ association at a later date with a 3/4 majority.

Once the property is handed over to the owners, CASA12 will act as administrator of the association and the property. CASA12 makes sure that everything is taken care of – from assistance with the annual accounts, to pool cleaning, house cleaning, gardening, insurance and compliance with local legislation, making sure everything is ready for you before you arrive to enjoy your vacation, and much, much more.

The homes are not bought in advance, but are found and purchased after we have found the first min. 7 buyers for the new shared house association. We often have some exciting prospects in our sights, but we don’t buy the homes until at least 7 shares in the association have been subscribed. This way we protect you and ourselves from anything going wrong.

THE ASSOCIATION

CASA12 has no ownership interest in the homes or in the associations. The communities are all 100% independent.

Families sign up for a shared home by purchasing a share in one of our projects or a share in a finished home. The share describes in detail the home you will co-own, as well as the price and monthly payment for the common costs of the ownership share.

The accommodation is booked via the association’s own website. The booking system is designed so that there is no race for the most attractive vacation weeks. Booking is done quietly and calmly, so you don’t favor those who are quickest on the keys.

A family can’t expect to get the same weeks in high season year after year. Our smart CASA12 app ensures a fair distribution of the weeks over the released periods when the houses can be booked. For example, a family that has had Christmas the year before will be a little behind in their ability to book Christmas for the next 3 years. This means that our booking system delays the possibility for the same owner to book the same weeks year after year. But there is access if no one else has booked. This is done to make the system as fair as possible and give as many people as possible the chance to get the weeks they want.

Each family receives 12 keys each year, which can be used to book the accommodation. 1 week costs from 2 to 4 keys, depending on the time of year you want to book. Therefore, each family has a minimum of 3-6 weeks of vacation in the home each year, which is more than most people can use. Several CASA12 families therefore benefit greatly from being able to lend the home to their close family. It is not allowed to rent out the homes and earn income.
