They range from families with children who want to give their children special childhood memories, to the elderly couple who prefer to avoid vacationing during peak seasons – and everyone in between. Anyone who has owned a holiday home or similar knows that holidays are often spent on maintenance and other chores – CASA12 takes care of that part. That’s why, when we mention holiday homes, it’s with a special emphasis on ‘vacation’ for the whole family.
Of course, of course. The owners’ preferences and CASA12’s tender material will give the future owners a good basis for decision-making and overview before the property is purchased.
No, CASA12 does not own shares in the home. Full ownership lies with the 12 owners.
CASA12 becomes the property’s administrator. As an administrator, we handle a number of tasks, but the overall common denominator of our work is to protect the owners’ interests and investments. Tasks include daily operations in connection with moving in and out, contact with local authorities, handling insurance, ongoing maintenance, owner website and booking system, preparation of annual reports and assistance to owners with their tax returns, resale of shares, etc.
Located in urban areas, small villages or in the countryside, there is always a home that meets your needs and wishes.
We equip the apartments based on interior design classes with the following: refrigerator, freezer, ice cube maker, induction hob, oven, microwave, various kitchen appliances, wine cooler, washing machine, TV, Sonos speaker. The beds are quality beds by Danish standards, equipped with duvets and pillows. The other furniture is also of the same quality that a Danish family would expect.
CASA12 travels around selected areas together with local partners to find the most suitable homes.
We design the homes to meet the wishes and needs of a Nordic family. It’s important to us that the owners feel at home and can find peace in the homes. The homes are stylishly decorated, with an emphasis on a fine balance between local and Nordic elements in the interior design.
No, no loans can be taken out on the property. This is the best way to protect our owners from unforeseen events and financial obligations related to the property.
The apartments are equipped with electronic door locks, which means there are no physical keys in circulation and no keys to collect or return. This eliminates the problem of keeping track of keys during your vacation and avoids the dilemma of who should have the key when you go out the door separately. There is no risk of losing keys or forgetting them when you pack your suitcase. Instead, a PIN code and/or key fobs are used.
Can I choose my own PIN code? Yes, each owner can choose a PIN code for the property. The code is active during the periods when the owner has booked the property.
Your obligations include having great vacations, enjoying the property and of course treating it as if it were your own, with full respect for the other owners. Pay the common costs on time and look forward to your next vacation. Last but not least, it’s important to follow the house rules for the property.
The investment should be made once you have made the decision. It is therefore no different than buying an apartment, share, house, etc. The purchase should be made when you feel the need and have made the decision.
The home will typically be completed after 6-12 months.
We avoid buying the home upfront, as this would result in additional costs for the home that would ultimately have to be paid by the owners. The additional cost would be between 15-20%.
The difference is not just in the name and price. The price indicates the size of the home, number of bedrooms, choice of materials and location. These are the same mechanisms that apply when buying property anywhere else in the world. The common thread across all homes is that they are decorated in an elegant Nordic style with clean, beautiful and authentic materials, topped with quality Danish products.
Here, the so-called semi-detached house rule applies, which also includes owners of shared houses. Therefore, a sale will not be taxed in Denmark according to the current rules. In Italy, no tax is payable on the profit unless the owner has other income in Italy.
After a thorough review with a CASA12 employee, we recommend that you consult your own bank and possibly a lawyer.
Yes, you can always buy shares in other associations.
Yes, a single owner can buy up to 3 shares. There is a limit of 3 units so that one owner is not given the majority of the units and thus becomes a controlling factor in the ownership group. Alternatively, One Family can be purchased if an owner wants full control of their home.
Yes, there are no restrictions on the number of units if you buy One Family alone or together with others in your network. For all other properties, our limit is 3 units (see more under the section: Can we buy multiple units in the same association). If you want to split a home into two halves, this should be done with family or friends you already know well and where special booking rules are agreed that differ from the usual ones. We are happy to help with this.

Yes, you can use your points to book one or more weeks at a time. For example you can book 4 consecutive weeks or 4 separate weeks spread out over the year.
Via the booking portal, keys can be purchased from other members in the same association if keys are available for sale.
A key costs one month’s shared costs and is paid via your own Wallet on the portal.
Alternatively, you can contact the other owners in the association via the blog on the booking portal to see if you can buy more weeks. You also have the option of last minute booking from 14 days before to 5 days before. Such a booking does not cost any keys, but only the cost of utilities and cleaning, depending on the property.

In our experience, some families prefer to drive to their home. This way, the weekend can be used to travel down to the house, possibly with an overnight stay en route through Germany or Austria. Others simply want an extended weekend where they take the plane on Wednesday evening or during Thursday. Many choose to take a ‘working from home’ day in the south on Thursday or Friday, or maybe both, and then enjoy the weekend, the sun and the southern culture.
Yes, each family receives 12 keys per share each year, which can be used to book the accommodation. For example, if you have 2 shares, you will receive 24 keys each year for booking your accommodation.
An owner can own a maximum of 3 shares per home.
No, linen, towels and tea towels are ready for you at the start of your vacation.
The house is prepared and cleaned by our skilled local staff upon your arrival.
Yes, it’s always possible to order extra cleaning according to your wishes and needs.
No problem, CASA12 offers a welcome package. Up to 7 days before arrival, a welcome package can be ordered via the booking page, specifying the number of adults and children. CASA12 will make sure that the wine is in the wine cooler/fridge and that there are snacks, soft drinks and food in the fridge. A good start to your vacation begins with a good stomach.
You can book a taxi or rent a car at the airport. CASA12 has preferred car rental partners where you can get a discount.
Below you’ll find transfer times from the airport to Lucca as an example. As well as prices for public transportation by bus or train.
CASA12 has either signed local agreements or, if the property is one of the larger ones, the car is part of the common costs and thus freely available to the property owners.
You’re on vacation, so you can just leave the house and go back home. However, it would be good manners to take the sheets off the beds and put them in a pile on the floor and take out the garbage bags – nothing else.
Our local representative will always be available and can step in as needed. You can also contact us via our email or, in urgent cases, call the emergency hotline.
The owners will have their own website and booking page. The website will feature a blog where owners can share great vacation experiences, recommendations for restaurants, wineries, museums and information about local deals etc. CASA12 will inform association members via the blog, email and/or at meetings as needed.
The home is newly renovated with new furniture and fixtures. It is then up to the owners to decide jointly or write into their articles of association how and when to change the furniture. Of course, CASA12 acts as an advisor and can offer to take care of the entire task.
In the vast majority of houses, pets are not allowed. However, some owners’ associations have the option to be set up as pet associations, which will be described in the bylaws.
In line with today’s practice, all homes are smoke-free. Smoking therefore takes place outside.
The payment must be paid into the property’s closed account at Sydbank no later than 7 days after signing the purchase agreement.
If not all shares are sold within 5 months from the start of the project, everyone who has subscribed to a share is offered to either participate in another project or get their full deposit back.
At the same time as purchasing the property, 12 months of common costs are deposited. This deposit covers any arrears and protects the other owners. CASA12 can choose to foreclose on the ownership share if the common costs are still not paid. CASA12 will cover any costs for the joint account beyond the 12 months.
The 12-month deposit is refundable upon sale. The ongoing common costs are not refundable.
The savings cover major expenses for any damage or new purchases that naturally arise over time. The owners also have the option to use the savings for improvements, expansion or renovation. However, the savings cannot be used for ongoing operating expenses.
Common costs will follow the general net price index or min. increase by 2% annually.
This will be stated in the tender material. The costs are typically proportional to the size of the home. Each home is determined based on experience from similar homes and known costs.
The common expenses cover renovation, property taxes such as “ICI” (Imposta Comunale sugli Immobili), pool service, insurance, maintenance and general management of the property. In addition, 10% of the common costs are set aside for savings for future improvements and replacements.
We’re not shy to write and tell you that we probably offer both the best vacations, but also the cheapest vacations you can imagine and count on!
Let’s take a home in the CASA AMORE category as a starting point. An investment of 22.000 EUR is made here. We expect the home to rise like the rest of the housing market, so the investment plus the increase in the real estate market will be recovered when the home is sold. It is therefore set as neutral in this example.
Please note that if the home is purchased as a project sale, there are already savings in the home from day 1.
Therefore, the actual costs are only 79 EUR per month for common costs, which amounts to 952 EUR per year. An owner will be able to use the house between 3-6 weeks depending on booking periods. So in round figures, a week of vacation costs between 2,380 EUR to 159 EUR for 2-4 people in this category. In addition, there is of course transportation and cleaning, but this is no different than for other types of stays and holidays.

As a rule, owners who have booked the rental period are responsible for damaged inventory. Owners are also fully responsible when lending to family and friends.
Items covered by the insurance will of course be covered by the insurance. The deductible will be paid through the common expenses savings.
Common expenses savings are used to cover normal wear and tear on the house and fixtures.
CASA12 will, on behalf of the owners, take out the relevant general insurance for the property. If the owners jointly wish, additional insurances can be taken out. CASA12 will also assist with this part and will draw on our partners and advisors.
We take great care to assess potential risks such as water damage through our own observations, conversations with locals and neighbors, and dialogue with the insurance company.
Yes, if you want to buy an existing home, the available homes for sale can of course be inspected before purchase. New homes are sold as project sales and therefore inspection will not be possible until later in the process.
In the larger homes, storage will be available in locked private rooms. CASA12 also offers installation of paintings, pictures etc. to make the house feel even more homely upon arrival. However, this is not an option in the smaller homes.
From the beginning, CASA12’s house rules will be the standard for the newly established association. These rules are designed to ensure the association members the best possible and known common conditions. Through owner meetings, the members of the association will later have the opportunity to change the rules, as long as the bylaws and CASA12’s values are respected.
A CASA12 shared home and timeshare are both forms of property sharing, but they differ greatly in their legal and practical arrangements:

The frequency of owner meetings is agreed in the owner group. Normally, there will not be a great need as the concept is well thought out. However, the owners can at any time request an information meeting, decision meeting or a meeting to discuss new initiatives, wishes and needs. CASA12 will assist with facilitation, secure minutes and any voting according to the house rules.
A qualified absolute majority of 3/4 or more can change the articles of association and make other important decisions.
Written proxies may be issued to owners who cannot attend in person. Proxies must be issued to another owner or to a CASA12 representative. The proxy should only be issued to a person trusted by the owner to vote on the owner’s behalf. The proxy must be in CASA12’s possession at least 48 hours before a scheduled meeting if the owner wishes to authorize a person designated by CASA12.
